Nestled between vineyards and woods, this attractive group of farm buildings stands in well over a hectare of land (3.4 acres) with flower garden, lawns, mature trees including fruit and nut, a vegetable garden, and well fenced paddocks. The land drops gently down to a stream and waterfall, giving a pastoral feeling even though the historic town of Bergerac is only a few minutes’ drive away. It is a very convenient place to live, with easy access to shops, restaurants, entertainment and education. The A89 motorway is 15 minutes away, and there are good air and train links.
The buildings comprise 3 large barns, a spacious summer kitchen, and a 3 bedroomed farm house with adjoining 2 holiday cottages and utility rooms.
Extensive renovation work started in 2009. It has been done to a high standard, retaining the feel of the original buildings whilst being eco-friendly for modern living. Heat and constant hot water are produced through a ground source installation, with photovoltaic roof panels subsidising electricity consumption. Capacity has been built in for a more intense use of the site so the bio-digester for sewage is sufficient for up to 25 people, and the heat pump has unused extra potential.
The main L shape building is currently split into 4 distinct and spacious units, each with its own entrance, garden and terrace. All are well insulated and double glazed. They have modern electricity installations, TV and phone connection points, and underfloor heating to the tiled ground floors. Upstairs are wooden floors and radiators in each room. - At the corner of the L is the old farmhouse. About 141 sq m living space. The rooms are generously sized. The entrance area extends towards the open plan dining/kitchen (47 sq. m. in all). There is a separate sitting room (29 sq.m.) with woodburning stove. There is also a ground floor toilet. Up the feature staircase to the left are 2 large double bedrooms, and a shower room with WC, shower and washbasin. Take the staircase to the right for the suite arranged round the landing – a large double bedroom, a walk-in wardrobe, and a bathroom with W.C, shower, bath and washbasin. Outside a large partly covered terrace overlooks the private garden.
- Behind the farmhouse is the Chai wing. This forms an independent 2 bedroomed, single storey unit converted from the former wine barn. Living space 71sq m. There is a connecting door to the farmhouse so the two properties can become one if required. The space offers 2 double bedrooms, a shower room with double sized shower, twin washbasins and WC, wide doors, and a large light living room with kitchen to one end and wood burner to the other. Triple French doors open from the living room onto a large enclosed paved terrace and the gardens beyond.

The front boundary of the grounds gives onto the road the D4e3 which is mainly used by local people to get to work and school in Bergerac. It can therefore be busy at certain times of the day, and completely quiet at other times.
We have a car park for 3 or 4 cars near the entrance to the grounds and further parking behind the summer kitchen including a car port for 2 cars. We choose to keep most of the site car free, however there is a grassy but hard surfaced track from one side of the site to the other allowing vehicular access to all the buildings if required.
